1. Indicative project planner
The assessment organises information and screens possible LGSF, PEB, RCC and hybrid directions. Its result is generated from limited user inputs and controlled rules. It is not a structural design, architectural design, feasibility certificate, code approval, bill of quantities, estimate, quotation or construction commitment.
2. Building-system information
Statements such as lightweight, faster, corrosion-protected, durable, fire-resisting or earthquake-resistant describe potential outcomes of appropriately engineered assemblies—not unconditional properties of every building. Performance depends on design criteria, material grade/coating, connections, foundations, bracing, envelope, workmanship, exposure, maintenance and applicable codes.
LGSF storey ranges, PEB spans and hybrid arrangements are not universal limits or approvals. A competent structural engineer must establish the system for the actual loads, geometry, seismicity, wind, soil, fire strategy and intended use.
3. Renders, studies and public references
Images labelled “illustrative”, “concept”, “render” or “planning study” show a possible design direction and are not photographs of a completed Cubora project. References labelled “public reference” or “external adoption” document the wider use of a technology and are not claimed as Cubora work. Source ownership and independent context remain with the linked publisher.
4. Cost, savings and programme
Price, savings and construction duration vary with market conditions, taxes, logistics, site works, ground conditions, design development, specification, finishes, services, approvals, weather, procurement and client changes. Website content does not promise that prefab will always be cheaper or faster than RCC, nor does it fix a completion date.
5. Codes, laws and approvals
Building codes, planning controls, fire requirements, environmental conditions and local-authority procedures must be checked for the jurisdiction and project at the relevant time. A portal rule or knowledge-bank entry is a screening aid only. AI, if used to classify or retrieve source material, cannot activate a compliance rule, certify a design or replace accountable professional review.
6. Before relying on a project direction
- confirm ownership, boundaries, survey and statutory constraints;
- obtain geotechnical and topographic information appropriate to the site;
- audit an existing building before any rooftop or vertical extension;
- define use, loads, spans, services, fire/life-safety and performance criteria;
- complete project-specific architectural and structural design with qualified professionals; and
- agree scope, exclusions, price, programme, warranties and responsibilities in writing.
